7 Tips To Sell My House Fast In Dallas

As long as you approach selling your house one step at a time then you should be able to knock out the whole process pretty quick!

Sometimes we outgrow the home we are living in and with kids getting bigger by the minute we just need more room. If you find yourself in a big city, pretty much any big city, then selling your home shouldn't be a problem. When I first decided to sell my home in Texas I just sat down at my computer and Googled "Sell My House Fast Dallas". Hundreds of buyers popped up and I was at a loss so I decided to do some research and here is what I recommend.

Be Ready To Act Quick

Once you decide to and put the word "Fast" in your search criteria then that's exactly what these guys are going to do. You will set an appointment for someone to come out to your home to make you an offer. What is known as an all cash offer. You will be getting rid of the time frames associated with hiring a realtor. (Not saying Realtors are bad) I am saying you want to move fast so you are getting someone that will pay cash and close fast! Usually within 10-30 days depending on any issues with the title search on your home. IE.....liens, delinquent taxes, probate problems, etc.... but be ready to act quick once the title search is in.

Decide On Price 

The price is the hardest part, mentally, that you will encounter in the whole house selling process. It

depends on what situation you are in and how quick you want be out of the house as well as why you want or need to sell. I mean if you have the time to sit on the house and hire a real estate agent then you will want to ask full retail price and try to walk away with as much money as you can possibly get! No matter which route you decide to take, it will not hurt to, clean up, inside and out. If you are going for retail and hiring an agent then you will need to make sure too update the whole house. I am saying paint the walls, replace the floors, get new counter tops and cabinets, check the roof, a/c, hot water heater and so on. If you want full price then you must go all out. If you plan on closing quickly on the house then go ahead and get your personal stuff out. Anything and everything. This is a mental thing too. It will make the house feel bigger if it is empty. If you have nice stuff and you think you may get a better price because your stuff will make the buyer see the house as nicer, then, wait until you get a contract signed and rent a Uhaul. Remember that once a Cash Home Buyer makes a deal with you then they will close on that deal pretty fast so at that point your time to move is gonna be limited to whatever you work out with the buyer.

Take The Pets Outside

I love dogs......I am not a cat person though. Whichever kind of animal you may have, I am here to tell you, they stink! My dogs stink. Your cats stink. Even your tranquil, mood altering, high dollar fish tank stinks. The last thing you want to do is knock a buyer in the head with the smell of  "Dog Poop" when they walk in the door. Again, if you just don't care how much your house will bring then you can simply finish reading my tips and ignore them all but if you want a better offer then put some light in the better parts of your home. Show off the good features! Draw attention to the newly installed toilets. Ha, I say that because that is a pet peeve of mine. Ask me about it later. Anyways, if you have shiny hardwood floors show then direct a buyers attention to them. If you have a hole in the wall, heck, put a picture of your vacationing cat over it. Shy away from bad things and draw to the good ones. The idea is to get the best offer you can and sell your house fast.

Try Social Media 

Take out a pen and a piece of paper and write down everything involved in your house selling situation. Make a list of the reasons why you are selling, what you are trying to accomplish, what you expect to gain from it, and so forth. Now grab phone and start taking some pictures of your house. Put the pictures together along with what you have written down and make a little story. Take that and start posting it and see if you get any good offers. Post it on Facebook and ask you friends and family to share it. Then put it on Craigslist. You are sure to get all sorts of offers.
